  • Blocking of the Property (Step-1)

    Required Documents:

    • Updated copy of title deed, Initial contract
    • No Objection certificate (NOC) from developer
    • MOU Sale Agreement Form (F)
    • Liability letter from bank addressed to Dubai Land Department (In Arabic)
    • Original passport, visa, EID (seller and buyer)
    • Three Manager chqs distributed as follow:
      • One chq on the name of bank in the debt amount.
      • One chq on the name of seller of remaining amount.
      • One chq on the name of Dubai Land Department in regards to transfer fee

    Fees:

    • 4 % of selling price +( AED 580 If Flat or Villa) or + (40 AED If off plan) or + (430 AED If Land).
    • 1520 AED + 25 AED (5% VAT) for entering the transaction blocking service (Cash).
    • 4,000 AED + 200 AED (5% VAT) if the price of the property equal or more than 500,000 AED.
    • 2,000 AED + 100 AED (5% VAT) if the price of the property less than 500,000 AED

    Release Mortgage and Sale (Step 2)

    Required Documents:

    • Original title deed.
    • Release Mortgage Letter from the bank

    DLD Fees::

    • AED 1,290 Release Mortgage.
    • AED 1,560 In case of Islamic Bank

    Trustee fees:

    • AED 300 + 15 AED (5% VAT)
